Recent multi-building work

Twenty buildings. Ninety days. Zero resident complaints.

A multi-building engagement: $1.15 million of roofing and siding across 20 buildings for a regional rental portfolio, completed in 90 days after a hail event, with zero resident complaints.

“Trust is a huge thing for me, and Northlight Builders does a great job gaining your trust. Working with them was just an easy day-to-day operation.”

Capital Planning Assessment

Prioritize roofing and siding work across your buildings.

A drone flight and a measured 3D model of every building, reviewed by the people who will do the work. You get a dated condition record, a ranked list of what needs attention first, and budget ranges phased across this year and next, so the board or ownership can plan instead of react.

  • Condition documentation for every building, with drone photos and a HOVER measurement model
  • Ranked repair priorities, with the reason for each call
  • Budget ranges and a phased plan, building by building
  • A report you can forward to a board, lender, or insurance agent

Scoped and priced as its own engagement. The assessment fee is credited toward awarded work; details in your proposal.

Roof Evidence Map

Roof conditions documented with location-linked photos.

After a storm, we fly the roof and photograph it from the air. Drone photos are linked to their locations on a 3D model of the building, so a reviewer can click a documented spot and see what is there, with a magnifier for close inspection and marked test squares. It is a dated record you can hand to your carrier or adjuster.

  • Drone photos linked to locations on a 3D roof model
  • Magnifier loupe and marked test squares
  • Storm date and reported hail size recorded with the file
  • Original photos preserved, unedited

Portfolio Console

See your buildings, schedule, and documents in one place.

Every awarded project comes with a portfolio console kept current by Northlight: each building's status, the production calendar, reminders for what your team needs to do before a crew arrives, supplement tracking, and every document in one place. Residents get their own portal with unit-level schedules and clear notices.

  • Per-building status and a production calendar
  • Reminders for the property manager's to-dos
  • Documents, photo reports, and supplements together
  • A resident portal with unit-level schedules and notices

Included with awarded projects and kept current by Northlight.

How an engagement works

From the first walk to coordinated project delivery.

1. A free portfolio walk

Caleb walks a few representative buildings at ground level with you or your maintenance lead, photographs what he finds, and sends a short written summary you can forward.

2. A Capital Planning Assessment, when you want the full picture

Separately scoped and priced. Drone flight, measured model, ranked priorities, and a phased plan for every building. Not a required step before construction; some portfolios go straight to a quote.

3. Phased roofing and siding work

Building by building, on a published schedule, with resident notices before each phase, daily cleanup, and the same point of contact throughout.

4. Your portfolio console

Status, calendar, reminders, documents, and photo reports in one place for the property manager, plus a resident portal. Included with awarded projects and kept current by Northlight.
