1. A free portfolio walk
Caleb walks a few representative buildings at ground level with you or your maintenance lead, photographs what he finds, and sends a short written summary you can forward.
Property managers · HOA boards · Twin Cities
Multi-building roofing, siding, and exterior work for property management companies and association boards. Per-building planning, location-linked photo documentation, and one point of contact from the first walk to the last punch list.
Recent multi-building work
A multi-building engagement: $1.15 million of roofing and siding across 20 buildings for a regional rental portfolio, completed in 90 days after a hail event, with zero resident complaints.
“Trust is a huge thing for me, and Northlight Builders does a great job gaining your trust. Working with them was just an easy day-to-day operation.”
Photos show a separate Northlight roof replacement in the Twin Cities, not the 20-building project.
Capital Planning Assessment
A drone flight and a measured 3D model of every building, reviewed by the people who will do the work. You get a dated condition record, a ranked list of what needs attention first, and budget ranges phased across this year and next, so the board or ownership can plan instead of react.
Scoped and priced as its own engagement. The assessment fee is credited toward awarded work; details in your proposal.

Roof Evidence Map
After a storm, we fly the roof and photograph it from the air. Drone photos are linked to their locations on a 3D model of the building, so a reviewer can click a documented spot and see what is there, with a magnifier for close inspection and marked test squares. It is a dated record you can hand to your carrier or adjuster.
Portfolio Console
Every awarded project comes with a portfolio console kept current by Northlight: each building's status, the production calendar, reminders for what your team needs to do before a crew arrives, supplement tracking, and every document in one place. Residents get their own portal with unit-level schedules and clear notices.
Included with awarded projects and kept current by Northlight.
How an engagement works
Caleb walks a few representative buildings at ground level with you or your maintenance lead, photographs what he finds, and sends a short written summary you can forward.
Separately scoped and priced. Drone flight, measured model, ranked priorities, and a phased plan for every building. Not a required step before construction; some portfolios go straight to a quote.
Building by building, on a published schedule, with resident notices before each phase, daily cleanup, and the same point of contact throughout.
Status, calendar, reminders, documents, and photo reports in one place for the property manager, plus a resident portal. Included with awarded projects and kept current by Northlight.
